<p><strong>- The lenders that I have handpicked ONLY report to the business credit bureaus (Dun &amp; Bradstreet, Corporate Experian, and Equifax Commercial). This is advantageous to a business owner because even if the lines are maxed out, it will not affect the business owner&#8217;s personal credit.  The lender will only report defaults to the business owner&#8217;s personal credit.</strong></p>
<p><strong>- Most lenders offer an introductory 0% interest for 6 to 12 months on either balance transfers or purchases or both. </strong></p>

<p>According to <a href="http://www.gallup.com/poll/147206/Stock-Market-Investments-Lowest-1999.aspx">recent Gallup survey</a>, just 54% of Americans have stock market investments (the lowest percentage since 1999). It then points out that Americans view real estate as the best long-term investment – a very popular alternative <a title="JDB Financial LLC" href="http://jdbfinancialllc.com/investors.htm" target="_blank">investment for the small to medium size investor.</a></p>
<p>The research polling center reports that the percentage of Americans who now own individual stock or a stock mutual fund in a self-directed 401(k) or IRA has steadily declined from 65% in 2007 when the financial crisis first hobbled the U.S. economy. That drop in stock market investment matches well with Gallup’s finding that Americans now trust stocks much less than real estate as a long-term investment. This is despite currently swelling stock prices and the crumpled housing industry.</p>
<p><em>According to the Americans polled in the Gallup survey, the best long-term investments are:</em></p>

<li>Real estate (33%)</li>
<li>Savings accounts (24%)</li>
<li>Stocks or mutual funds (24%)</li>

<div><span style="font-size:small;">Here is an overview of our criteria and parameters. </span></div>
<p><span style="font-size:small;">We provide capital for JV investments in quick turn financial instruments, trading programs and commodity transactions with an exit buyer in place; 50M US min amount We use our own funds and have cash accounts at the major banks in Europe (DB, Credit Suisse, UBS, ABN Amro) and HSBC and a couple of private banks in Hong Kong. Since we have our own readily available funds we can move very quickly if necessary and have a long and successful track record.</p>
<p>We structure all of our transactions as JV Partnerships where we provide the capital and you (our partner) provide the transaction. We will guarantee our funds and validity and look for you to do the same with the transaction. We split profits 50/50.</p>
<p>We require that you place 3% of the amount requested (1.75% if $500MM US or greater) into escrow. You and your attorney will have control of the escrow and ample time to review all documents and complete your due diligence on us and our funds. Once and ONLY when you are completely satisfied with us as your financial partner are the funds released to us, simultaneously with the execution of our JV Agreement and commencement of the transaction. If you are not completely satisfied with us you simply pull your funds from escrow.</p>
<p>Upon first profitability of the transaction the escrow deposit is refunded to you and we split profits 50/50 and look ahead to another transaction together.</p>
<p>Our investor is very experienced in these matters with a long and very successful track record. His capability of providing capital far exceeds 500M if needed.</p>

<p>1. Client submits a summary of the project and funding request</p>
<p>2. If provider has interest, A will CC with client and provider’s rep will be arranged</p>
<p>3. If client wishes to proceed, he will issue a letter via email to the rep stating he wishes to proceed, along with a funding request</p>
<p>4. A Memorandum of Understanding detailing the Joint Venture will be issued to the client. 　</p>
<p>5. Upon execution of the MOU, client will wire their funds into his own escrow</p>
<p>account and notify the rep of such wire.</p>
<p>6. Provider will then provide the CIS, copy of passport and current POF for due diligence.</p>
<p>7. Upon satisfaction to move forward the JV Agreement will be executed, transaction funds are segregated and escrow deposit released directly to the investor/money source.</p>

This type of investing typically produces a regular, predictable income stream. A <span style="text-decoration:underline;">private money investor</span> is the private source of funding for real estate investors. When an individual lends money to another individual on mutually agreeable terms, it is considered a Private Money loan. <br />

<p><span style="font-family:Times New Roman;font-size:12pt;">Many people equate private money investing with hard money loans. <span style="text-decoration:underline;">Hard money</span> refers to a short term financed loan that is secured by real estate and often a personal guarantee from the borrower, adding another layer of protection for the investor/lender. Additionally, a private money investor is also known as a private money lender, a hard money lender or a hard money investor.  They are essentially the same thing; private individuals lending their money directly to the borrower with interest rates, points and a promissory note secured by real estate.<br />

<p><span style="font-family:Times New Roman;font-size:12pt;">Why would anyone consider becoming a Private Money Investor?  Investing in loans secured by real estate offer a higher rate of return and lower risks. Private lending offers the investor more investment control. Anyone with money, stocks, IRA or just really good credit to invest, can become a Private Money Investor. Countless stock investors who grew tired of inconsistent returns and losses have become private money investors. Most of all you can invest in real estate without the hassles of being a landlord, dealing with contractors or tenants.<br />

<p><span style="font-family:Times New Roman;font-size:12pt;">There are great advantages to being a Private Money Investor. There is no commission to invest your money.  A private money investor can receive a relatively high yield from their investment; in most cases double digit returns<span style="color:#00b050;">.  </span>Despite the &#8220;bailouts&#8221;, banks are not making real estate investor loans. RE investors are desperate for funds. Private investors and hard Money Lenders have no competition and they are &#8220;cleaning up!&#8221; <span style="color:#00b050;">It&#8217;s time for you to seize the opportunity.</span><br />

<p><span style="font-family:Times New Roman;font-size:12pt;">Flexibility is another advantage of being a Private Money Investor. As a PMI you have the option to invest in short or long term investments.  Typically, a loan can mature as soon as 6 months or as long as 5 years. You enjoy the same benefits as the bank. The typical interest rate for a private money investment ranges from 6% &#8211; 18% depending upon the time frame, the purpose and other factors.<br />

<p><span style="font-family:Times New Roman;font-size:12pt;">A common concern with any investment is that you may lose the money you invest. Smart investing includes risk management. Anyone offering a risk free investment is probably not being up front with you. Do your own due diligence.<br />

<p><span style="font-family:Times New Roman;font-size:12pt;">It is the best interest of a private money investor to minimize risk and maximize return. Low loan-to-value ratio (LTV) increases the security of the loan. Furthermore, Private Money Investor loans are secured by real estate.<br />
