Often you can help from the seller (unless it is bank owned or heavily leveraged) in the form of seller concessions and or a seller 2nd. This will help reduce the amount of funds you need to bring to close. In some cases you maybe able to obtain an equity based loan which is a loan based off of appraised value and not the purchase price, this will also reduce the amount of funds you would have to bring to close.
